Yes. Buy out the family dollar while you are at it and make it into parking for the hotel. Downtown zoning permits up to 6 floors so you could keep the armory shell while going up into the sky.

I like it. If done properly that could be extremely nice.

I'm surprised more hotels haven't popped up in Athens recently. Between all the University events that drive demand (not consistent but enough to make a pretty meaningful difference) and Athens location in relation to Cbus now that 33 is basically a straight shot, I would think the business case makes sense.
Counting all hotels and motels Athens has 11 at the moment. The industry standard for hotels aging out I believe is about 20 years. For example where my Dad lives they are constructing a new Holiday Inn express. I asked him why they are doing it with another Holiday Inn express right across the street. He said it was at its end of life and then as an older property it would be transferred to a second tier brand then would then remodel and sell nights in it. With 11 in Athens eventually more will come into town to replace the current stock. Knights Inn I believe was a second tier transition and they expanded it to 50 rooms.

The Super 8 is my go to in Atown if I'm not staying on points and I get the business for it from others on a regular basis. Typical rate is $68/night, nice proprietor, clean rooms and typically quiet. And if you are willing to wait until a week or two before homecoming weekend, rooms will open up with rates coming down dramatically. (usually around $120-150)

New 24 room boutique hotel to be built at the corner of Carpenter and State its going to be the closest hotel to uptown and the closest hotel to Mem Aud I believe. Athens has its #12 hotel and a nice aesthetic upgrade for the state corridor.

had to stay in days inn in '91 as undergrad. for one night. summer house wasn't ready and i had to vacate academic year place. even then I wished there was a nicer, more expensive option.

and I slept outdoors on the pier TWICE in key west earlier that year on spring break.

Ascetic upgrade - as drawn and shown in the papers that will be the biggest eyesore in town - kind of like Alden and Bromley - it just doesn't fit the look of Athens. By the way, if you get a chance watch Our Town - Athens on WOUB at 8 Monday evening. The premier screening was this afternoon at 3 in Mem Aud to a near packed house (downstairs with overflow in the balcony). Our own OCF made several cameo appearances as a Civil War historian. Very good movie/documentary that Evan Shaw put together.

Highlander is cheap and clean. Really nice people too. Occasional headboard noise other than that good for 75$ a nite

Man, I hope they pick another color scheme. That thing could be a stained eyesore quickly. And those houses on Franklin are going to be towered over now. Yikes. Ownership seems to have a strange reputation. All that said, not sure what else to put on that corner other than some sort of office building type space.

There isn't a height restriction on university owned property so the 3 stories thing can be worked around. I will say I've stayed at a 3 story Marriott before with 300 rooms that was a 4 star hotel with restaurants so I'm not sure the height restriction is a total showstopper from bringing a higher end hotel into Athens.
Why would the University want to create competition for it's own property?

Very much doubt I’d ever stay in a hotel run by Athens’ own version of Uday and Qusay.

I agree Alan. The proposal looks like something you'd see in a 1977 suburban strip (pardon the pun) mall development. Where's the red brick?

My hotel strategy in recent years is to visit Athens during the fall on a non-football game weekend and pick a Bobcat road game to attend. This fall, it will be Bobcats and Bell's Eccentric Cafe in Kalamazoo on 11/1!

Living 5-1/2 hours from Athens, my wife and I used to attend a home game every year. One of the things I love about their games is they are so affordable compared to the power conferences. But that doesn't matter with what hotel rooms cost on football weekends in Athens now. We attend an OU home basketball game each year now instead.

It was great to see someone mention the Prokos' parents. I loved a Souflaki stop back in the day, after an evening at the C.I. or Tony's. The old man used to give me leftover meat to feed my cocker spaniel before we'd walk down the hill to our house on Oak St. I thought he was great and have been disappointed in recent years to read such lousy things about his son.

Assuming just 25% occupancy at a mere $150 a night would net a cool 3.25m over 10 years.

Granted, I didn’t factor in “pouring rights” into my algorithm.

That might be their gross but any hotel with just 25% occupancy would go or of business quickly. The profit margin is very tight in the hotel business.
